We have accepted Bitcoin, Ether, USDT and USDC as payment for any property in our catalogue since 2024. No improvised exchange, no convenience contracts: the sale is the same as in euros, only the way the money arrives changes.

You choose the property and we fix the price
The price is fixed in euros or dirhams in the contract. The crypto amount is calculated at each payment at that moment's rate, with a 15-minute window.
Verification
Identity, address and source of funds, as required by Moroccan law and by your country's. It is quick if you have the paperwork.
Payment to regulated custody
You send the crypto to the custody provider's address. Every transaction is documented with its hash and its bank conversion receipt.
Deed and keys
With the funds already in dirhams, you sign before the notary and the property is registered in your name. Like any other purchase.

What everyone asks.
What if the crypto price moves between reservation and deed?
It does not affect you: each payment is converted to fiat when it is made. What you owe is always the euro or dirham amount in the contract.
Can I pay only part in crypto?
Yes. It is common to pay the reservation and deposit in crypto and the rest by bank transfer, or the other way round.
Is it legal in Morocco?
The purchase is settled in dirhams through a regulated entity; you hand crypto to that entity, not to the seller. We explain the current framework and its limits before you start.
What about taxes?
The purchase is taxed like any other: registration duty, notary and land registry in Morocco. Converting crypto to fiat may have tax implications in your country of residence; we go through it with an advisor before anything moves.
